FURNISHED AND EQUIPPED Condo with GARAGE (ELECTRIC CHARGING)

AMENITIES:
Indoor pool, exercise pool, dry sauna, steam room, spa, gym, yoga studio, rooftop pool and terrace, urban chalet.

RENTAL CONDITIONS:

- The rent for this unit will be $2,600 per month for a lease of less than 12 months.
The minimum lease term is 6 months.

- On the last day of the lease, the tenant must vacate the premises before 1:00 PM.
- The tenant will be required to pay $300 (furnished 1-bedroom unit) for move-out cleaning by a professional cleaning company. If the cleaning is not satisfactory, an amount will be deducted from the security deposit.

- If the lease is not renewed, the tenant must accommodate all requests for showings, with 24 hours' notice within 3 months prior to the end of the lease (12-month lease), or 30 days prior to the end of the lease (less than 12 months).

- The broker will be responsible for verifying the tenant's payment history. Tenants must be approved by the landlord. Documents the tenant must provide to prove their creditworthiness will be at the tenant's expense.

- Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.

- Pets are not allowed.

- Subletting is prohibited (under penalty of a fine from the condominium association).

- The tenant must provide $2,000,000 liability insurance for the entire term of the lease.

- The tenant must provide a security deposit equivalent to one month's rent.

- The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as at the start of the tenancy. If there is any breakage or damage (not normal wear and tear), the landlord may deduct an amount from the security deposit check for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.

- Tenants agree to abide by the condominium regulations and are responsible for any fines incurred.

- It is forbidden to make any alterations to the unit under penalty of having to pay the landlord the cost of restoring the unit to its condition as recorded in the inventory on the first day of the tenancy.

- The tenant is not permitted to add any furniture to the unit. The furniture in the unit must be exclusively that belonging to the landlord.

- The number of people allowed to occupy the unit is limited to a maximum of 2. Any Hydro-Québec electricity consumption exceeding $850 per year will be the tenant's responsibility at the end of the lease.

- The landlord will provide two condominium keys, one mailbox key, two door access tags, one storage unit key, and one garage door opener remote.

- The tenant will be charged a fee for lost keys, access tags, or garage door openers: $50 per lost key, $50 per lost access tag, and $95 for the remote.

Exclusions

2 million liability insurance. Excess on Hydro Québec bill after $850 per year.
