14-One pet will be permitted, any and all damages due to animal will be charged to the tenant.

5-The lease will be conditional on a favorable credit investigation with the company Oligny Et Thibodeau and must be approved by the lessor. A letter of employment and letter of reference from previous landlord will be required.

6- The tenant will have to subscribe, throughout the term of the lease, to a civil liability insurance of $2M and will have to submit a copy before occupancy.

7- The first month rent and the last month rent shall be paid at the time when both parties sign the official Quebec lease, the Security deposit is known as Last month's rent: The TENANT should Leave the rental unit in the same condition as when he or she moved in, The landlord will use the deposit to pay for or cover potential damages and professional cleaning service. The landlord will do a walk through with the tentant prior to the tenant leaving if the apartment is in good condition the deposit will be given back to the tenant.

8-The landlord reserves the right to refuse any potential tenant, and will have the right to review any possible sub-tenant.

9-Before taking possession of the apartment, the tenant agrees to notify Hydro-Quebec that he will be responsible for electricity as of the move-in date, and also notify énergir for the gas heating to transfer the monthly invoice under there name, as of the move-in date.

10-The lessor will be allowed to schedule visit's to future tenants with a 24hr notice 3 months prior to the end of the lease.
