Rental requirements:
- A maximum of 2 cats is allowed; no other pets permitted.
- The tenant must be a non-smoker.
- The tenant must provide proof of $2 million liability insurance and keep it in force throughout the lease term.
- Any lease offer is conditional upon a pre-lease screening (credit and criminal background) at the listing agent's expense and to the landlord's satisfaction.
- No Airbnb-style rentals are permitted. Subletting is not permitted.

- The tenant may use a propane grill on the back balcony, provided it does not block the emergency exit. The propane tank must be removed starting November 15 of each year.
- No air conditioners may be installed in the windows, nor may any satellite dishes be installed.
- The tenant does not have access to the backyard.
